Terms & Conditions

Please read the following terms and conditions which apply to properties owned and operated by Passive Rentals LLC: Easy Living Near Ruoff Music Center and Cozy Home in Downtown Fishers. These terms apply to bookings made directly with Passive Rentals LLC.

1. Booking 

All guests staying at the Property are subject to these Terms and Conditions.

The individual or representative making the reservation must be at least 21 years old. 

The number of adults, children, and pets in the Guest’s party must be provided prior to booking. 

The booking is made when Hosts have confirmed the reservation and received payment in full unless otherwise agreed upon.

2. Payments

Payments are to be made electronically by debit or credit card via the Property’s website, or by prior agreement if paying by cash, check, or bank transfers. These third-party payment systems are NOT accepted: Venmo, PayPal, Cash App. 

3. Cancellation Policy

For reservations made for 28 nights or less, full refund if cancellation made within 24 hours of booking or at least 7 days before check-in. After that, 50% of the reservation is refunded. 

For reservations made for 29 nights or longer, full refund if cancellation made within 48 hours of booking or at least 28 days before check-in. After that, the first 30 days of the reservation are non-refundable.

Guests may modify their reservation dates or number of people in the party at any time. Changes are not guaranteed and depend on the Property availability of the requested dates. 

If the Hosts must cancel the reservation for any reason, Guests will be provided with alternative accommodations or refunded any remaining nights at the rate listed at the time of booking. 

In the event of unruly behavior, disorderly conduct, or illegal actions committed at the Property, the Hosts have full right to cancel the reservations without refund for any remaining nights. 

Cancellation policies are subject to change. Make sure to confirm the policy prior to booking. 

4. House Rules

  • No smoking 
  • Only the number of guests listed under the booking confirmation are allowed to stay overnight at the property. Special circumstances must be agreed upon by the Hosts. 
  • While we anticipate normal wear-and-tear of the Property and its contents over time, Guests must communicate any immediate damage or broken items to the Hosts.
  • Keep pets off furniture and bag up any waste left on the Property. 
  • Maintain the Property within reasonable cleanliness. 

 

5. Amenities

Standard amenities are listed under each Property’s description, including towels, linens, shower shampoo/conditioners, soaps, toiletries, laundry supplies, and kitchen supplies. Please contact the Hosts if other reasonable amenities are required during your stay. 

6. Liability

The Properties are privately owned, and the Hosts are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.

Hosts are not responsible for the loss of personal belongings or valuables of the Guest.

Guests are liable for full repair or replacement cost of any damage sustained to the Property or its contents including furniture, appliances, decor, linens, games, ceiling/drywall, and flooring. 

By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

7. Parking

Up to two vehicles may park in the driveway, one vehicle in the garage (not available at all Properties), and on the street without significantly impeding traffic. Some Properties may have stricter guidelines and is clearly stated via Guest check-in instructions prior to arrival. 

8. Housekeeping 

The Hosts follow a thorough 5-step cleaning process prior to each Guest check-in that includes sanitizing and resetting the home and can take up to four hours in some circumstances. Guests may be subject to additional fees if deeper cleaning is required or if dirtiness may negatively impact future guests. This may include significant odor or large stains that require heavier carpet cleaning.

Weekly cleanings are not included in longer reservations yet are available upon request. Additional fees are charged for each cleaning at the amount equivalent to the booking cleaning fee. 

9. Children

Guests accept full responsibility for the safety of any children in their booking party. The Properties are general domestic properties, and no assurances can be provided as to the safety or suitability of the property for the Guests and their children. 

10. Pets

Up to three pets are allowed on the Property unless previously agreed upon by the Hosts. Guests must communicate the number of dogs, breed, and size. Since we do not charge additional fees for pets, the Guest accepts full responsibility for any damage caused by the pet or deeper cleaning that may be required after check-out. 

11. Accessibility

Guests may have to use steps or inclines in order to gain access to or navigate the Property. Guests are expected to contact the Hosts prior to booking if any mobility restrictions or other disabilities require special accommodations. In the event that we cannot safely provide appropriate accommodations, Hosts will assist the Guest in finding such accommodations. 

12. Insurance

Guests are advised to take out comprehensive travel/holiday insurance before departure, including cancellation cover in the case of sudden travel disruptions. Hosts cannot accept responsibility for losses or damage caused by events beyond our control such fly delays, natural disasters, personal/family illness, or local/national emergencies. Refer to Cancellation Policy regarding booking refunds.
